* Pets fee is 100$ flat fee which includes up to 2 pets for the entire stay. Please notify me in advance if you have more than 2 pets, I will send a request for additional fees of $50 per additional pet. * Maximum 8 cars allowed on the premises. 4 cars included in the price. If you have more than 4 you need to pay $10 per car for community HOA registration. * Any guest above 6 years of age needs a community HOA registration. 10 guests' registrations are included in the price. For above 10, renters have to pay $5 extra per person. i.e. For 16 guests, we will request an additional $30 from Airbnb after we receive the final guests list. Daytime visitors also need registration, Day Guest registration fees is $5 per day. * Quiet hours are from 10:00PM to 7:00 AM and are consistent with the Township noise ordinance. NO LOUD MUSIC 24/7. NO MUSIC OUTSIDE AFTER 10PM. * 24/7 Outside Security Cameras and Community Security Service monitoring all around the community. Footage is used if any reports are made or issues found during or after stay. * No OpenParty Allowed * No smoking inside the house * No illegal substances allowed on the premises. * No fireworks * No Firearms or any kind of weapons allowed in the house or premises. * No unregistered guests allowed. * Please do your dishes. * If book the house you agree on all rules and rules defined by community, you will be liable * No ATV * You need to submit everyone’s name and age * Cleaning fee includes basic cleaning * If unreported pets will be detected after the stay, a 300$ charge will apply. * Put everything on its place after you use it (pool table, table tennis, badminton, darts, furniture, cards etc) * When you check out, please close all the windows and doors. Turn off all the light and water, AC, Heat etc. Check that range and grill are turned off * Do not drain a hot tub after the use or 300$ charge apply * Put the hot tub on 85 degrees when you leave. * Fireplace- Please make sure to never leave a fire unattended. Fireplace operates on propane only. Do not throw any logs, matches or anything else into the fireplace. We encourage all renters to purchase traveler insurance. The homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Please follow community rules. Some of them are listed here for your ref. * Speed Limit is 25 mph in the community, with 15 mph at selected areas, as posted. * Renters are provided with amenity wristbands and vehicle tags. Wristbands must be worn at amenities. * Anyone over the age of 16 must have a Pennsylvania Fishing License and amenity badge to fish in our lake or will be asked to leave. * While walking your pets, you must clean up after them. Citations will be issued if you do not comply.

Guest will have access to entire house. Big gravel driveway that can accommodate 7 cars. 4 cars are included in the price. 3 more can be added with $10 extra per car. Any guest above 6 years of age needs a community badge. We will provide 10 community amenities badges. If total number of guests are more than 10, renters have to pay $5 extra per badge even if guest not interested to use community amenities.
